The Prairie Region Finance Team is seeking a Real Estate Accountant to join our team.  This is a great opportunity for a career accountant with 3 or more years of general ledger and sub-ledger accounting experience.  The successful individual will own the accounting and reporting of a portfolio of commercial assets located in Alberta, Saskatchewan, and Manitoba.

RESPONSIBILITIES

The Real Estate Accountant performs a variety of associated accounting activities in accordance with GWLRA Policies and Procedures, client management agreements, and prevailing requirements of accounting and industry bodies.  Duties include, but are not limited to:

 
  • Monthly maintenance of the general ledger including:
    • Review, reconciliation, and accrual of revenue, operating expenses, and capital expenditures
    • Calculation of the recoveries over/under billing based on year-to-date actual occupancy and costs
    • Review and reconciliation of balance sheet suspense accounts and prepaid expenses;
    • Monthly calculation of cash calls and distributions, where required;
  • Co-ordinate and prepare full-year estimates and annual operating budgets with the Leasing, Property Management, and Asset Management Teams including:
    • Creating the budget model
    • Formulaic programming and review of resulting calculations
    • Review of overall budget for reasonability and completeness
    • Preparation of supplementary excel reports;
    • Prepare year-end working paper files for external audit, where required;
  • Calculate and process final recovery invoices, including,
    • Building the recovery modeling in Yardi
    • Supporting the Property and Asset Management teams with crafting responses to tenant enquiries;
  • Complete and distribute reports, including:
    • Cyclical client and internal reporting
    • External appraisal financial information packages;
  • Review tenant lease maintenance in Yardi
    • Determine operating cost and property tax charges for new leases
    • Confirm accuracy and data integrity to the lease document
    • Calculation and posting of future year pre-bill charges input in system
    • Review and approval of future year Rental Billing Schedules;
  • Review and approval of monthly rent roll billing reports;
  • Review and approval of monthly percentage rent billings;
  • Other duties as assigned.

QUALIFICATIONS
 
  • Post-secondary degree or diploma in Accounting;
  • Minimum 3 years full-cycle accounting including sub-ledger experience, commercial real estate accounting experience preferable;
  • Accounting designation or enrolment in post-degree/diploma accounting designation program preferred;
  • Understanding of full cycle accounting, including month-end accruals, budgeting, forecasting, and year-end audits;
  • Contract/lease interpretation skills;
  • Advanced Excel skills - adept with complex formulas, Pivot Tables, and macro construction and maintenance;
  • Intermediate skills in Teams, Outlook, and Word;
  • Experience working in Yardi Voyager 7S desirable;
  • Detail-oriented and analytical with a keen eye for detecting oddities and the curiosity to investigate them;
  • Good problem solving ability;
  • Able to work in a fast paced, process oriented, and deadline driven environment;
  • Strong communication and relationship building skills.
  • Self-starter.
