Located in Calgary, and reporting to the Senior Director, Asset Management this position will contribute to the day-to-day management and analysis of a diversified commercial real estate portfolio across the Prairie Region. This successful candidate will be a motivated, self-starter with a passion for real estate. During the interview, we’ll want to learn about your logical and reasonable approach to analyzing complex financial, legal, & contractual problems and how you provide solutions and recommendations. Your areas of focus will include: 

Planning & Strategy: Support the team in the preparation of annual budgets, interim forecasts, and business plans, in collaboration with various internal groups. Play an integral part of the annual appraisal process; including liaising with the external appraiser, providing pertinent information, reviewing the draft appraisal and corresponding valuation models, and presenting the final report to senior asset management staff and portfolio management teams.

Valuation & Analysis: Build and maintain cash flow and valuation models utilizing a discounted cash flow (DCF) analysis approach; net-present value (NPV) analysis; cash-flow modeling utilizing appropriate assumptions and critical thinking; other financial tools applicable to completing asset valuations, lease analysis, capital rationale, etc. Prepare analysis and reports for use in internal Lease Review Committee and/or Investment Committee processes. Work with internal teams during acquisitions, dispositions and development; participate in the due diligence process, as required. Lead appraisals and take an active role in the valuation process. Evaluate return performance of assets and compare with market benchmarks

Research, Presentation, & Reporting: Keep current with market trends; prepare market reports and research papers for internal use. Prepare presentations to external clients; including mid-year review presentations and budget presentations. Provide support to the asset management team on special projects as needed.

  • 2+ years of experience in commercial and/or residential asset management, investment analysis, or brokerage/appraisal in a similarly positioned role
  • Advanced Excel skills as well as previous Argus Enterprise experience
  • Expertise in calculating real estate returns and investment performance
  • Proven track record for building and maintaining effective working relationships and maintain credibility with both internal and external parties
  • Strong work ethic, well developed analytical and interpersonal skills, and a team-oriented approach. 
Post-secondary education in a related discipline
