Where do you see yourself? 
 

We’re looking for an analyst to support all aspects of apartment leasing for GWL Realty Advisor’s multi-residential portfolio and develop our revenue management, market research, and data reporting efforts. Strong technical skills and the ability to present actionable insights that inform leasing and revenue management strategies are key for success!!

RESPONSIBILITIES
 
  • Revenue Management
    • Support the Manager, National Leasing in finding opportunities to increase rental rates, reduce property vacancies and improve resident retention.
    • Monitor Revenue Management system (Yieldstar) settings and make adjustments to system parameters as necessary to meet ownership goals.
    • Support the development, execution, analysis and measurement of pricing strategies by property and region.
    • Support the coordination of changing asset strategies with the Asset Management team and Owners.
    • Perform analysis to better understand conversion rates for each marketing tool to optimize dollars spent.
    • Support the coordination of changing asset strategies with the Asset Management team and Owners.
    • Understand impact and potential opportunities of longer stay rates.
    • Visit properties as necessary to determine initial amenity pricing adjustments.
    • Manage additional projects as needed.
 
  • Market Research
    • Refine understanding of individual property demographics and work with Marketing to tailor campaigns to specific segments.
    • Understand individual market conditions plus the pricing as it compares to comparable properties in order to form our pricing strategy.
    • Oversight of comparative market surveys as completed by on-site leasing teams.
    • Manage additional projects as needed.
 
  • Reporting
    • Support Manager, National Leasing in review of reports covering rate acceptance, hold period compliance, and concessions.
    • Maintain incentive schedules and metrics with variances versus budgets.
    • Maintain updates to Yieldstar market rents, Yardi data and internet listing sites.
    • Update market information accurately on a monthly basis.
    • Audit processes to ensure that revenue management and related company policies are followed and enforcing all policies related to the revenue management process.
    • Participate in the budget process to forecast property revenues (market rent, loss/gain to lease, concessions, etc.)
    • Manage additional projects as needed.

QUALIFICATIONS
 
  • 2+ years of experience in an Analyst/Associate role. Recent graduates with exceptional track records will be considered.
  • Bachelor’s degree in an analytically focused field such as finance, economics, real estate, or statistics.
  • Revenue management experience within multi-family, hotel, airline or related industry preferred
 
  • Extremely proficient with Microsoft Excel including understanding of Pivot Tables & Macros.
  • Expertise and understanding of Yieldstar revenue management software and Yardi a plus.
  • Strong creative, research, analytical, and quantitative skills to help generate revenue opportunities.
  • Effective organizational and time management skills.
  • Ability to work independently with minimal supervision.
  • Independent thinker with a willingness to take strong opinions.
  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with internal and external stakeholders.
  • Demonstrated interest in multi-residential is an asset.
