Where do you see yourself? 

We’re looking for a Property Manager to oversee two A+ residential properties (Bayview + Sheppard and Yonge + Eglington)!! The Property Manager proactively administers the activities of the two properties by determining, establishing, and implementing effective operating procedures and providing strategic planning. 

Customer Service 
  • Maintain an overall focus on enhancing the customer experience while fostering a strong sense of community 
  • Promote a strong customer service culture amongst all staff 

  • Motivate and develop site staff, managing performance to expectations and established standards  
  • Accountable for the supervision and activities of the team 
  • Recognize and reward staff for exemplary performance 
  • Ensure succession planning is in place at the site level 
  • Conduct performance reviews and provide salary recommendations for all direct reports 

  • Operate properties in accordance with the management contract and approved annual budgets 
  • Ensure all Property Management policies, procedures and operations are executed to standard 
  • Establish and operate a program of corrective maintenance, which will efficiently sustain a high level of resident satisfaction and aesthetic standards 
  • Ensure preventative maintenance is scheduled and completed 
  • Review and evaluate repairs and maintenance requests to ensure they meet budgetary and operational expectations 
  • Monitor building service contract performance to ensure prudent, cost-effective practices are constantly observed 
  • Perform and document monthly site and vacant suite inspections; routinely follow-up to ensure all deficient items identified are addressed in timely manner 
  • Review turnover suites and complete a scope of work consistent with established policies and procedures 
  • Keep abreast of any changes in property management standards, new applications, trends and ideas with a focus on innovation and new technology 

Leasing & Marketing 
  • Make strategic marketing recommendations to maximize revenue per available suite (REVPAS) 
  • Maintain occupancy and rental income levels which comply with budgeted expectations 
  • Continually review and evaluate the rent matrix for each property with the Director of Marketing and property Asset Manager 
  • Routinely audit resident files to ensure they are current and include all legislative requirements 
  • Review and approve new leases according to established leasing policies and procedures 

Finance & Budgeting 
  • Develop, administer and submit annual operating and capital budgets 
  • Authorize work and purchase orders according to the budget 
  • Review and approve property invoices 
  • Maintain an effective system of rent collection and revenue security 
  • Initiate and attend to legal and collection when necessary 
  • Accountable for all property Accounts Receivable accounts 
  • Liaise with Asset Managers to establish annual strategy for the property, including but not limited to recommendations for marketing and leasing activity, building upgrades, and resident retention initiatives 

Administration and Reporting 
  • Ensure compliance with all legislation, including but not limited to, the Tenant Protection Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act 
  • Complete weekly availability reporting 
  • Complete monthly property reports, variance reports, and quarterly re-forecasts 
  • Perform and document monthly site and vacant suite inspections; follow-up to ensure all deficient items identified are addressed in timely manner 
  • Complete quarterly property status reports 
  • Maintain an organized office area at each property, including proper filing of all hard and soft copy documentation and correspondence 
  • Assist with any Asset Management analysis and reporting as required 
  • Complete any other reporting consistent with requirements of the property management contract 

Health & Safety 
  • Educate all staff about their role with respect to Health & Safety standards 
  • Follow to the company’s Health and Safety policy 
  • Ensure all vendors and contractors comply with the established health and safety policy, and immediately address any infractions, hazardous conditions, or damaged equipment 
  • Ensure staff wears prescribed Personal Protective Equipment (PPE) as required 

  • 3+ years of experience in a managerial role with direct reports 
  • University degree or professional designation an asset 
  • Completion of (or working towards) Property Management Designation 
  • Property Management/Real Estate experience an asset 
  • Must possess valid driver’s license and proof of insurance 
  • Must possess exceptional communication and interpersonal relationship skills 
  • Intermediate level knowledge of Yardi and MS Office (Word, Excel, Outlook, and PowerPoint) 
  • Must possess strong understanding of Residential Tenancies Act 
  • Strong attention to detail, problem-solving, and follow-up is required 
  • Must be a self-starter with high degree of initiative, flexibility, and professionalism 
  • Ability to work with a diverse group of people and interests while being culturally aware 
  • Possess knowledge of health and safety practices
