In this role, you’ll have the opportunity to:

Lead the development and implementation of the asset strategy including the on-going analysis and management of 1,500+ rental units located within Edmonton.  The successful candidate will be a motivated, self-starter with a passion for real estate. Skills required in this position include a strong work ethic, well developed analytical and interpersonal skills, and a team-oriented approach. 


  • Provide strategic portfolio planning + prepare asset plans
  • Assess strategic opportunities for various assets and investments, including developing revenue enhancing and cost reduction strategies
  • Assess financial and operational performance of assets on a monthly, quarterly, and annual basis
  • Evaluate historical and projected operation performance and participate in the preparation of annual budgets and performance targets
  • Take on an advisory role in pre-development pipeline and development transitions to IPP

  • Work with internal teams during acquisitions, dispositions, and development
  • Participate in the due diligence process
  • Lead appraisals and take an active role in the valuation process
  • Evaluate return performance of assets and compare with market benchmarks

  • Lead market research to support hold/sell strategies
  • Evaluate new technology, capital projects, value enhancing initiatives and their near and long term impact on the portfolio
  • Evaluate investment and return performance of various assets and investments and compare with market benchmarks
  • Prepare monthly, quarterly, and annual performance reporting for portfolio management

  • Support the preparation of quarterly client presentations and ad hoc client requests

  • Provide guidance and training to other employees in department
  • Direct workflow, assign and delegate work and/or projects appropriately
  • Participate in supervisory functions including staff admin processes (contribute to performance evaluations, etc)

  • 3+ years of experience in residential asset management or an institutional environment
  • Ideally MBA and/or CFA
  • Extensive expertise calculating real estate returns and investment performance
  • Advanced MS Excel skills
  • Argus Enterprise experience
  • Experience providing clear and actionable recommendations, insights, and solutions to a variety of complex financial + legal issues
  • Proven track record for building and maintaining effective working relationships with both internal and external colleagues.
