Reporting directly to the Assistant Controller, the Real Estate Accountant at GWLRA Residential will be responsible for preparing financial statements and working paper files for a portfolio of multi-residential and mixed use properties across Canada. We are looking for an individual to join our team of real estate professionals who is excited to be part of building our fastest growing asset class and has a mindset of continuous improvement, business partnering, and a high standard of integrity. 

RESPONSIBILITIES

Financial Statements and Reporting
Ensuring timely and accurate completion of financial statements, reporting packages, property audits, and monthly, quarterly and annual variance analysis including:
  • Income statement and balance sheet preparation
  • monthly balance sheet reconciliations, leasing reports and capital status reporting
  • compliance with IFRS, tax, and reporting requirements
  • Preparation of cash calls/ cash distributions, 
  • Liaise with operations team, other departments and management team to ensure they are receiving prompt responsive service
  • Provide supplementary reporting or details as required by the client
  • Other duties as assigned from time to time

Budgeting and Analysis
Ensuring timely and accurate completion of annual property budgets, forecasts, and commercial tenant reconciliations including:
  • Preparation of property budgets and reforecast files within assigned deadlines
  • Follow up with operations team on assigned
  • Complete year end operating cost adjustments and tenant billings for assigned properties within allotted period according to requirements for asset
Accounting Process and Controls
  • Full understanding of all property specific processes and upkeep of pertinent information relating to specific properties
  • Compile audit files and supporting documentation as required for annual property audits or tenant inquiries disputes

Continuous Improvement 
Participating in and supporting a number of internal and cross discipline business improvement initiatives.
 
  • Provide input/feedback for improving procedures and initiating quality and efficiency enhancements
  • Create job aids to assist with delivery and completion of responsible tasks
  • Take on special projects as assigned including process improvements and senior management requests

Collaborative Team Player 
Strong communicator who can work well with others to support a culture of continuous improvement and be a strong business partner to deliver value and assist the managers with training staff and documenting procedures.

QUALIFICATIONS
 
  • 3+ years of accounting experience
  • Exposure to full cycle property accounting
  • Strong communication + relationship building skills
  • Track record of working in a deadline driven environment
  • Strong MS Excel skills and exposure to Yardi7S
