RESPONSABILITÉS

Services à la clientèle
• Correspondance professionnelle, rapide et courtoise avec les résidents et avec les fournisseurs sous contrat qui fournissent des services supplémentaires, lors de services d'entretien.

PLOMBERIE
• Comprend la réparation, le remplacement ou l'installation de robinets, de tuyaux, de réservoirs d'eau chaude, de toilettes, de broyeurs à déchets, de lave-vaisselle et de machines à laver. Enquêter et diagnostiquer les fuites et les problèmes de plomberie dans l'immeuble et/ou les appartements.

ÉLECTRIQUE
• Comprend la réparation, le remplacement ou l'installation d'interrupteurs d'alimentation, de fusibles, de prises murales, de plafonniers, de ventilateurs de plafond, de systèmes de climatisation et d'ouvre-portes de garage.

LA PEINTURE
• Comprend les retouches mineures par suite d’un réparation ou des dommages, l'entretien des aires communes au besoin.

RÉPARATION D'APPAREILS
• Comprend les réparations mineures, le remplacement ou l'installation de gros appareils électroménagers, comme les réfrigérateurs, lave-vaisselle, les cuisinières, les laveuses et les sécheuses, les micro-ondes, etc.

ENTRETIEN DU BÂTIMENT 
• Comprend l'hivernage des terrasses et des aires communes extérieur, l'arrosage des plantes dans les pots, le remplacement des ampoules dans les aires communes, l'éclairage extérieur et les aires de stationnement, le lavage à haute pression des terrasses et de l'entrée, et toute autre tâche si demandée. Étendre du sel sur des surfaces glacées.
• Comprend le maintien d'une apparence soignée dans l'entrepôt d'entretien, le penthouse mécanique, le garage, les bureaux, les espaces réservés, le gym et tous les espaces communs. Comprend également un nettoyage léger dans les unités libérées avant que les nouveaux résidents n'y prennent place, au besoin.

GESTION DES ENTREPRENEURS
• Comprend l'escorte des entrepreneurs dans les logements des résidents pour leur permettre d'effectuer des réparations, en s'assurant que les entrepreneurs utilisent l'équipement et les pratiques de sécurité appropriés pour le travail qu'ils effectuent et en signalant les travaux terminés par les entrepreneurs dans notre système de bons de travail Yardi.

SÉCURITÉ + MAINTENANCE DES SYSTÈMES
• Comprend la tenue des registres pour les composants mécaniques du bâtiment, les systèmes de sécurité incendie (extincteurs et détecteurs de fumée), la protection contre les chutes, l'entretien de l'équipement de protection individuelle et le signalement de tout problème potentiel de sécurité des personnes à votre responsable de l'entretien ou de la propriété, en effectuant des inspections annuelles


GESTION DU TEMPS
• Inclut le maintien d'un système de planification et de suivi organisé à l'aide de la technologie fournie, la réalisation efficace de toutes les demandes de maintenance en temps opportun et dans l'ordre dans lequel elles ont été reçues ou par niveau d'urgence.


In this role you will have the opportunity to:
We’re looking for a maintenance technician for a multi-residential apartment building. With as many as 4-10 service requests per day, maintenance technicians must be prepared to respond to any of a variety of maintenance needs, often with very little advance notice and a variable degree of urgency expressed residents and management. The role includes bi-weekly on call responsibilities for building emergencies.
 

RESPONSIBILITIES

PLUMBING
  • Includes the repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines. Investigation of leaks and plumbing issues within the building and/or suites.

ELECTRICAL
  • Includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers

DRYWALL REPAIR
  • Includes filling in small holes caused by nails and minor dings from normal wear and tear; most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy

PAINTING
  • Includes minor touch-ups following damage repair, upkeep of the common areas and new painting walls, as needed

APPLIANCE REPAIR
  • Includes the minor repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, microwaves, etc.

GROUNDS KEEPING
  • Includes winterization of terraces and common area, watering plants in office and pots, replacing light bulbs in common areas, exterior lighting and parking areas, power-washing terraces and entry, and any other duty if asked.

CLEANING + HOUSEKEEPING
  • Includes maintaining a tidy appearance in maintenance storage, mechanical penthouse, parking garage, offices, reserved amenity spaces, fitness center and all common areas and also includes cleaning fixtures, floors and other surfaces in vacated units before new renters assume occupancy, as needed.

CONTRACTOR MANAGEMENT
  • Includes escorting contractors into resident suites to allow them to perform repairs, ensuring that contractors are using proper gear and safety practices for the work they are performing, and reporting work completed by contractors in our Yardi work order system. 

LIFE SAFETY + SYSTEMS MAINTENANCE
  • Includes maintaining all logs for mechanical components of the building, fire safety systems (extinguishers and smoke detectors), fall protection, Personal Protective Equipment maintenance and reporting any potential life safety issues to your Maintenance or Property Manager, completing annual inspections

SNOW REMOVAL
  • Includes shoveling, blowing or plowing snow away from walkways, common areas and driveways, and laying down rock salt atop icy surfaces to prevent slipping, maintaining snow log

CUSTOMER SERVICE
  • Includes professional, prompt and courteous correspondence with residents when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services

TIME MANAGEMENT
  • Includes maintaining an organized scheduling and tracking system, usually by paper, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency


QUALIFICATIONS
  • 2+ years of experience in a maintenance role
  • Property Management experience an asset
  • Must be Bilingual (French/English)
  • Must possess exceptional communication and interpersonal relationship skills
  • Strong attention to detail, problem-solving, and follow-up is required
  • Must be a self-starter with high degree of initiative, flexibility, and professionalism
  • Ability to work with a diverse group of people and interests while being culturally aware
  • Possess knowledge of health and safety practices
  • Ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions
  • High School Diploma or General Education Degree (GED)
