We’re looking for a part-time leasing consultant to support various apartment communities. We are looking for an enthusiastic, professional and authentic individual with a passion for selling.

Position Overview:  This role is responsible for the leasing, marketing and maintaining positive resident relations of multi-family residential apartments. This role will also show and lease suites to prospective residents with the goal to scout potential tenants, turn them into actual ones and achieve high occupancy rates.

Special Requirements:
  • Must have the ability to work 10 hours/week between Monday and Saturday
 
Duties:
Customer Service:
  • Handle all telephone and walk-in inquiries from prospective and current residents professionally and courteously
  • Provide superior customer service to both internal and external clients by identifying and understanding the needs of others
  • Promote a strong sense of community
  • Follow-up with renters
 
 Marketing and Leasing:
  • Encourage appointments or viewings with all prospective resident callers, walk-ins, and email inquiries
  • Qualify prospective residents to determine their needs and suitability as candidates
  • Conduct viewings of the property and suites with prospective residents
  • Sell specific property benefits to prospective residents in order to obtain a commitment to rent
  • Negotiate leases to achieve optimum value.
  • Actively promote referral programs
  • Inspect upcoming suite availabilities prior to showing to potential residents
  • Inform the Community/Maintenance Manager of any deficiencies or problems noted in the building or on the property that require attention
  • Conduct monthly market surveys and provide the information to Head Office
  • Carry out other duties and/or procedures related to marketing as assigned
 
Administration and Reporting:
  • Review and submit changes to the Availability Report each week or as directed
  • Complete and maintain a consistent and accurate Traffic Report and submit it to Management on a predetermined basis
  • Register all prospective residents using a Guest Registration Card
  • Collect and complete all pertinent information on the Application Form and forward to the Property Manager for approval
  • Complete background checks, order credit checks, complete and execute the signing of all leases, schedules, assignments, and addendum forms
  • Notify all applicants of the Landlord’s decision (approval or decline) of the application
  • Provide move-in package to new residents at time of lease signing; provide a full orientation when possible
  • Assist with coordination of moving elevator reservations for move-ins and outs of new and current residents
  • Assist with completion of incoming and outgoing suite inspections and document as required
  • Carry out other duties and/or procedures related to rental and administration of suites as assigned
 
Requirements:
  • 1-3 years of Leasing/Sales experience
  • 2 years experience in previous relevant customer service role
  • Bachelor’s Degree is preferred
  • Property Management experience an asset
  • Intermediate level knowledge of Yardi and MS Office (Word, Excel, and PowerPoint)
  • Must possess exceptional communication and interpersonal relationship skills
  • Strong attention to detail and problem-solving is required
  • Must be a self-starter with high degree of initiative, creativity and flexibility
  • Ability to work with a diverse group of people and interests while being culturally aware
  • Have a thorough understanding of competing properties and current market conditions
